Testing and Certification
Portable Appliance Testing.
There is a requirement for any organisation that employee’s staff or members of the public have access to there premises to have any electrical appliance that is connected to the electrical supply via a cable to be tested for safety, by a competent person using calibrated equipment.
Visual Electrical Inspections.
This is a cheap VISUAL inspection which just checks Lights, Switches, Sockets, and Fuse Box. But no guarantees it is what it says it’s a VISUAL.
NICEIC Periodic Inspections.
This is the full inspection of the circuitry of the installation we check all the accessories for damage, all cables and circuits are tested and results and recommendations are listed on a 6 page report.
The current electrical regulations recommend that this inspection is carried out every 5 years
This Inspection may be a requirement on your home insurance policy
You will almost certainly require one if you are Selling or Letting your property.
Energy Performance Certificates.
These certificates are now required as part of the Home Information Pack if you are selling your property. As from October 1st they will be a legal requirement for anyone who is offering there property to Let. They must be in place so any prospective tenant can view them
These Certificates last for 10 years
It’s a £200.00 fine for non-compliance.
Home Information Pack.
The HIP’s is required for any property that is being offered for sale in England & Wales before it goes on the market, theses are available via estate agents or HIPs assessors
These do not include the Electrical or Gas Certificates (Yet)
